Heritage
Terrebonne - Located at
the foot of a major arterial
intersection in Terrebonne,
Quebec, this 1,000-acre
master-planned mixed-use
development serves as a gateway to
the City of Montreal.
Heritage has been developed in
three phases: Domaine des
Pionniers, North Station and
Domaine du Parc.
(a) Domaine des Pionniers
- This nearly-completed phase
consists of the development of
over 200 acres of land. Already
built are: •700 homes •a
state-of-the-art regional hospital
•a hotel •a big box retail park
that houses Costco, Home Depot,
McDonald's, Staples and a gas
station. To be built
(commencing in 2009) are:
(i) a $100 million senior citizens
residence and convalescent centre
across from the hospital and (ii)
a shopping center integrated with
a new state of the art suburban
train station that will serve as
the hub for the new regional
transit line to be completed in
2010. The train station will
include a 1,400-car parking deck,
daycare, dry cleaner and
restaurants to serve the needs of
suburban travelers.
(b) Domaine
du
Parc -
This 400-acre phase, which will
be home to
over 5,000 people upon
completion, was part of an
intense 7-year negotiation
with the government following
its attempt to condemn the area
as a flood-plain
zone despite studies indicating
that a significant portion of
the land is
buildable. SNR ultimately
prevailed and, in conjunction
with Ducks Unlimited as
well as the federal, state,
regional and municipal
governments, is now
developing a mixed-use
development project integrated
into a nature park that
will be the largest nature park
at the entrance to any city in
Canada.
Infrastructure installation was
completed in May 2009 and
construction is to
begin in June 2009.
i)
The
nature
park, being developed by Ducks
Unlimited in conjunction with
the
Ministry of the Environment and
the municipality, will include
spawning areas
for fish, ducks, a dock area and
40,000 ancestral-type trees to
be planted.
Environmental groups will manage
eco-tourist recreational areas
on the
waterfront, which will
accommodate boating, sailing,
swimming and fishing.
ii)
The
buildable
areas in this phase include:
- 2.1
million
sq. ft. of land zoned for a
lifestyle center, which
includes Walmart,
BestBuy, Home Sense, Bank of
Nova Scotia and others.
- 3.5
million sq. ft. of land for
single-family and
multi-family residential
units.
- 1.25
million sq. ft. of land
zoned for high-rise
waterfront buildings,
consisting of 1,000 units
which will include senior
citizens residences and
residential condominiums
adjacent to a new
government-built suburban
train station.
(c) North Station
- This phase, which covers over
400 acres, is being planned as a
transit-oriented development
(T.O.D.). Located directly across
Domaine des Pionniers, North
Station will include office,
commercial, retail and residential
(single-family and multi-family)
products in an urban lifestyle
setting. Upon completion, more
than 7,000 people are expected to
live in North Station. This phase
will also serve as a
transportation hub for all buses
from surrounding municipalities to
drop off and pick up passengers
heading by train to and from
Central Station in downtown
Montreal. Over 160,000 cars pass
through this area on a daily
basis, with the population
expected to double within the next
ten years.
